I can assist you in locating your dream home or cash flow property in the Fort St. John and Dawson Creek area, and help you understand everything you need to know about the home buying process. Real Estate is not only my career but my hobby and passion.
Your real estate purchase will be one of the largest financial investments you’ll make in your lifetime. There are many advantages to having a full service real estate professional like me with you when purchasing your property.
There are often hidden gems that have not been actively advertised. Some of the best deals do not go on MLS. Working with a real estate agent gives you access to homes you might otherwise miss seeing.
I can help you determine your buying power: your financial reserves and borrowing capacity. With some basic information about your available savings, current debt and income, I can refer you to the lenders best qualified to assist you. I work with local mortgage professionals that know the area and the real estate market. Every bank has different lending practices, I can assist you in choosing the right one for you.
You will have the benefit of my experience, with objective information about each property. I am able to provide community information on utilities, zoning, schools and amenities, to make it easier to determine if the property provides the environment you want for your home or investment. I can also furnish data on the resale value of similar properties.
There are many negotiating factors and I will help you arrange the best price, financing terms, date of possession, inclusion or exclusion of repairs, furnishings and/or appliances, etc. The purchase agreement should allow time for you to complete appropriate inspections and investigations of the property before you are bound to complete the transaction. I can advise you as to which investigations and inspections are recommended for the purchase you’re making.
I provide due diligence during the property evaluation. If any repairs are required I can assist you finding qualified professionals to provide written reports and estimates. I can help verify that warranties are in force and transferable.
I can save you paperwork overload. If you’ve ever purchased a house before, you probably dedicated a full shelf somewhere to all the documents that were involved in the transaction. These likely included the written offer, the written and signed counteroffer, and little details like specific repairs and what exactly was, and was not, included in the sale. A good real estate agent can save the day. The odds of missing something like not initialing a margin, or forgetting to check a box, can drop substantially when you’re working with a competent and professional REALTOR®.
When a sale nears closing, even small pitfalls can kill the deal in the final hours. A real estate agent knows to watch for trouble before it’s too late. For example, the title of the house may not be clear. Some long-lost relative might be listed on the title who hasn’t signed off on the sale. Or maybe the lender is holding things up by not meeting the timeline on financing. I will keep on top of financing and in constant contact with the seller’s agent.
The best kind of fee is when there is no fee! Did you know that there are usually no fees involved when purchasing a home with the assistance of a REALTOR®? You benefit from your REALTOR® negotiating skills, market knowledge, experience with financing and he/she will take care of all the paperwork at no cost to you. Although you may think you are saving a bit of money by not using a professional who is committed to serving with integrity and competence; it may end up costing you more in time, money and aggravation before, during and after the sale. I have had clients that have purchased without a REALTOR® and have told me they will NEVER do that again!
I will guide you through the closing process to make sure everything goes smoothly. Please take a moment to fill in a few details below, so I can get right to work for you.
